Project Case: Over-Cladding Facade Retrofit for a Hotel in South Korea

Project Profile

  • Location: South Korea
  • Application Area: Hotel Building Facade
  • Project Area: 80,000 ㎡
  • Product: Light Beige Travertine Finish Flexible Stone
  • Core Challenge: The original hotel facade was covered with mosaic tiles. Due to its age, some mosaic particles had peeled off. To save costs and minimize disruption, the contractor strongly requested to avoid demolition and directly over-clad Flexible Stone onto the existing mosaic. However, this is highly prone to uneven substrate stress and could even cause the new finish to fall off along with the old mosaic.
  • Our Countermeasure: Specifically developed a high-penetration primer for deep reinforcement of the old substrate; simultaneously increased the polymer ratio in the specialized Flexible Stone adhesive to form an ultra-strong bond, achieving a safe over-cladding application.

Background & Challenges

This South Korean hotel required a comprehensive image upgrade, selecting a warm and elegant light beige travertine as the main facade material. However, during the on-site inspection, the most troublesome issue in retrofits—the “old mosaic substrate”—was encountered:

  1. The “Time Bomb” of Local Peeling: The original facade’s mosaic had already experienced local peeling and loosening. If adhesive were applied directly to attach the Flexible Stone, not only would the smoothness and unevenness of the mosaic surface lead to insufficient bonding strength, but the loose mosaic particles would also drag the newly applied Flexible Stone down over time.
  2. The Hard Constraint of “No Demolition”: The hotel required no large-scale demolition of the old wall, because the massive construction waste disposal, harsh mechanical noise, and long construction period would severely affect the hotel’s operations and budget.

The Solution: Dual-Layer Primer Reinforcement + High-Polymer Strong Bonding

Facing the extreme old substrate, Guangdong Fortune Stone New Material Co., Ltd. did not simply recommend materials, but provided a dual-locking “base + surface” system solution:

  1. High-Penetration Primer (Base Reinforcement): We rolled a specially formulated high-penetration primer onto the old mosaic surface. It penetrates into mosaic joints and micro-cracks like water, “welding” the loose particles back in place and forming a dense adhesion bridge on the surface, completely solving the problem of substrate chalking and loosening.
  2. High-Polymer Modified Adhesive (Surface Locking): To completely eliminate the hidden danger of falling objects, we adjusted the formula of the specialized Flexible Stone adhesive to significantly increase the polymer ratio. This endows the adhesive with astonishing cohesive strength and flexibility, firmly biting the Flexible Stone and the old mosaic together even under thermal expansion and contraction.
  3. Luxurious Presentation of Light Beige Travertine: The Light Beige Travertine Flexible Stone perfectly replicates the pores and soft color of natural stone, instantly rejuvenating the old hotel with an international five-star modern luxury feel.

Why Flexible Stone? Four Hardcore Data Points

  • ✓ Ultra-Lightweight: Areal density of just 3.96kg/㎡. This is the physical prerequisite for the feasibility of the “no demolition” solution. The extremely light dead weight ensures that the newly applied Flexible Stone does not add any extra load burden to the old mosaic substrate.
  • ✓ Extreme Flexibility: Perfectly passes the 200mm diameter cylinder bending test. It can adapt to minor deformations of old building walls and will not crack brittly due to minor substrate cracks.
  • ✓ SGS Class A2 Fireproof: Achieves the SGS certified A2-s1, d0 non-combustible standard, meeting South Korea’s stringent hotel fire safety codes.
  • ✓ Highly Durable: Boasts 1500-hour artificial weathering resistance, defying the severe winter cold and summer heat of the Korean peninsula, maintaining the long-lasting brightness of the light-colored travertine.

Project Outcome

The project was successfully completed with minimal disruption. The originally mottled and partially peeling old mosaic was perfectly over-clad with the gorgeous high-end light beige travertine.

The contractor’s project manager marveled during acceptance: “Initially, when we proposed not to demolish the wall and directly over-clad, many material suppliers didn’t dare to take it on. Fortune Stone not only took it but also provided a dual-guarantee solution of high-penetration primer and high-polymer adhesive. After completion, we conducted strict pull-off tests, and the bonding strength far exceeded the standard. This solution saved us astronomical demolition fees and months of construction time. We are immensely grateful!”
