Background & Challenges
Indonesia is located near the equator with high temperatures and abundant rain year-round. This enterprise office building was built in the 1970s. After half a century of weathering, the exterior walls have shown obvious cracks and aging. The biggest headache for the property management and owners is the severe facade water leakage. During the rainy season, rainwater seeps indoors through wall cracks, damaging interior decorations and the office environment.
When formulating the renovation plan, traditional methods encountered great resistance:
- Cumbersome Processes and Long Duration: The traditional method requires thoroughly cleaning the exterior wall, applying thick waterproof coatings, and waiting for it to dry before applying the facade decoration. For an office building in active use, this means an extremely long construction period.
- Poor System Compatibility: The traditional multi-layer structure of “waterproof layer + adhesive + decorative layer” often suffers from interlayer hollowing and peeling due to poor material compatibility after exposure to sun and rain. This leads to waterproofing failure and a “resurgence” of the leakage problem.
